A data center site typically has one main contractor and dozens of subcontractors: earthworks, structural, MEP, electrical, cooling, fibre, fit-out and commissioning. Every phase brings new teams — and every team needs a home close to the site.
Immodan takes on the entire housing logistics. The main contractor gets one agreement, one contact person and one invoice — we handle both your own crews and those of your subcontractors, scale with headcount and rotate keys between shifts.
What makes data center sites different
Data center projects last 12–24 months, headcount runs into the hundreds or thousands, and phased peaks (MEP, fit-out, commissioning) create seasonal housing spikes. A large share of the workforce is international. Hotels do not work for long stays — a furnished apartment with its own kitchen and laundry is far more cost-effective and practical for both the worker and the employer.
Why a furnished apartment beats a hotel for crews
Our accommodation service carries a light VAT rate (13.5% VAT), and on long stays we offer up to 70% savings compared with hotel rates. A private kitchen, washing machine and a quiet night keep the workforce productive for the whole contract.

Yes. We scale accommodation to thousands of people under a single framework agreement. On large builds — such as the Microsoft site in the Espoo/Kirkkonummi area — headcount can reach thousands of workers at peak.
Do you handle both the main contractor and subcontractors under one agreement?+
Yes. The main contractor can outsource the entire housing logistics to Immodan — one agreement, one contact person and one invoicing channel. We can itemise invoicing per subcontractor when needed.
How close to the site are the apartments?+
Apartments are typically a 5–30 minute drive from the site. Data center areas often sit on the edge of growth centres, so we combine apartments in nearby municipalities and larger cities.
What if site headcount changes mid-project?+
We scale the number of apartments with each phase. Contract length and notice terms are agreed case by case, so you can release surplus apartments after a peak without long commitments.
Does this work for international workforces?+
Yes. Our customer service operates in Finnish, Estonian, Russian and English. Furnished apartments with their own kitchen and laundry facilities suit international crews working in Finland for long periods.
How does invoicing work for subcontractors?+
We can invoice centrally through the main contractor or itemised per subcontractor — whichever fits your financial administration best.
